In Lantzville, moss follows the trees and the slope of the land. Many lots are big enough that the Douglas fir and western red cedar were left standing when the house went in, and those trees now shade the roof for most of the day between October and March. A shaded roof stays wet after every rain, and a roof that never dries is where moss takes hold.

Where it grows on a Lantzville roof
Three places account for most of the moss we scrape off roofs in this town:
- Pitches facing the trees instead of the sky. A slope under a fir canopy might see direct winter sun for an hour on a clear afternoon, if at all. The moss on that side is usually thicker and wetter than on the open side of the same house.
- Valleys and the bottom few courses. Needles slide down and collect where two slopes meet and just above the gutter. They hold water against the shingle, and moss roots into the mat they form.
- Outbuilding roofs. A detached shop or garage is often lower, tucked closer to the tree line and seldom looked at from above. Its roof is regularly further gone than the house.

Upper and Lower Lantzville are different jobs
Lower Lantzville runs down to the Strait of Georgia, and the ground there falls away to the northeast. On a house built across that slope, the pitch facing the water is also the pitch turned away from the sun. Fog and damp air off the strait linger on it on mornings when roofs further inland have already dried. Expect to see moss on the water side first.
Upper Lantzville sits back from the shoreline, with larger acreages and more forest edge. Sea air matters less up there and tree cover matters more. A roof standing in a clearing can stay fairly clean, while a neighbour ringed by cedar grows a full green mat in two or three winters.

Why is the moss only on one side of our roof?
Because that side stays wet longer. A pitch facing north or northeast, or one sitting under a big fir, gets little or no winter sun, so it never fully dries between storms. The opposite slope bakes for a few hours on any clear afternoon and stays mostly bare. We usually clean both sides anyway, since thin growth on the sunny side is easy to miss from the ground.
Our shop has a metal roof. Does it need moss removal at all?
Less often than a shingle roof, but yes, sometimes. Moss struggles to root on smooth steel, so it gathers where something holds water: the laps between panels, around screw heads, and along the bottom edge where needles pile up. Left alone, that wet debris can work on the paint and the fasteners. Clearing it is a short job, and we can add it to the house quote.
Is it safe to take moss off a cedar shake roof?
It is, if the work is gentle. Wet cedar is soft, and a stiff brush or a pressure washer will tear the grain and shorten the life of the roof. We use plastic scrapers and light brushing, clear the gaps between shakes so air can move, and stay off any shakes that are already split or loose. If we see damage that needs a roofer, we tell you before we go further.
How quickly will it come back on a heavily treed lot?
That depends mostly on shade. A roof that sits in the trees all winter can show new green within a couple of years, while a more open roof may go much longer. Nothing stops moss for good. A treatment after removal, zinc strips on asphalt roofs and keeping needles off the lower courses all slow it down, and we will tell you honestly which of those is worth it on your roof.
