Errington is an unincorporated farming and forest community inland from Parksville, in Electoral Area F of the Regional District of Nanaimo, with the Englishman River running through it and Englishman River Falls Provincial Park close by. Lots are large and the second-growth Douglas fir and western red cedar are tall. Most properties carry more than one roof: the house, a shop or garage, often a barn or hay shed, and a woodshed. Moss grows on nearly all of them, but it does not grow the same way on each, and that is what decides how we clear it.
Why moss gets a head start inland
Being a few kilometres back from the Strait of Georgia makes a difference. Winter nights are colder than they are on the Parksville waterfront, frost lingers in the shade into the afternoon, and snow tends to sit on a roof here for days after it has melted off homes by the water. All of that keeps a roof surface damp, and damp is what moss needs.
Then there are the trees. On a short December day, a roof in a clearing might get a couple of hours of low sun on its south face, while a north-facing slope under a stand of fir gets none at all until spring. Needles and cedar sprays drop onto the shingles, collect in valleys and behind chimneys, and break down into a thin layer of grit and organic matter. Moss roots into that layer long before it reaches the roofing underneath. Many homes out here heat with wood, and the chimney on the uphill side of the roof is often the first place we find a thick green wedge.

One property, four different roofs
A typical visit in Errington means walking the whole lot, because each building needs something different.
The house. Most have asphalt shingles, some of the older and custom-built homes have cedar shakes, and a growing number of newer ones have metal. Moss is usually heaviest on the slope facing the trees and lightest where the roof catches afternoon sun. We clear the house by hand, brushing and scraping downslope with the shingle so the tabs are not lifted.
The shop or garage. These are very often metal. Moss on a metal roof lives in the debris trapped at panel laps, ridge caps and the lower edge, and wet debris sitting on painted steel is how rust gets started. Our page on tile and metal roofs explains how we clean them without damaging the coating.
The barn or hay shed. Tall walls and long slopes mean we look at access and footing before we quote, and we ask what is stored underneath so nothing gets dropped onto feed or equipment.
The woodshed. Small, low and usually in the deepest shade on the property. It is often completely green, and clearing it while we are already there takes little extra time.

Cedar shakes on the older acreage homes
A shake roof under trees is where moss does the most harm. The cushions hold rainwater against the wood for months at a time, the shakes stay swollen, and the butts start to soften and split. We clear shakes with soft brushes and plastic scrapers worked along the grain and never use a pressure washer on them, since water at pressure tears out the soft fibres and ages the roof by years in an afternoon. Some shakes on a neglected roof are past saving, and if that is what we find, we will say so plainly. More on the method is on our cedar shake roofs page.
Treatment on a lot with a well, a garden and animals
Rural lots carry things a town lot does not: a drinking-water well, vegetable beds against the house, chickens or horses, a rainwater tank, sometimes a pond. Before any treatment goes on a roof, we ask where each of those is and where that roof’s downspouts empty. Some roofs get treated and some get cleared by hand and left at that. A zinc strip is not the way around a spray here: it sheds zinc with every rain, so neither it nor a treatment goes on a roof that drains to stored water, a pond or ground near the wellhead. Limbing up the branches that hang over a roof helps more than anything we can put on it. That is a job for an arborist, but we can show you which limbs are casting the worst shade.

Our shop has a metal roof with moss growing along the panel laps. Can you clear it without scratching the paint?
Yes. On metal, the moss is rooted in the needle litter caught at the laps, around fasteners and along the bottom edge, not in the panel itself. We lift that litter out with soft brushes and plastic scrapers and sweep the panels down. Nothing hard goes against the painted finish, because a scratch there is where rust starts.
We collect rainwater off the house roof. Can it still be treated?
A roof that feeds a rainwater tank or cistern gets cleared by hand only. We leave the treatment and any zinc strip off it unless you have confirmed with whoever looks after your system that they suit it, and we ask you to keep the inlet diverted until a good rain has rinsed loosened grit off the roof. A roof that drains to the ground well away from the wellhead is a different conversation, and we go through it with you before anything is applied.
Is it worth doing the woodshed and the barn, or only the house?
That depends on what each building is worth to you. A woodshed roof under the trees can be solid green and still keep the wood dry for years. A barn or shop roof with moss holding water against its fasteners is worth clearing sooner. We quote each roof separately so you can choose, and doing several on one trip saves booking a separate visit for each.
Someone cleaned our roof three years ago and the moss is back. Did they do it wrong?
Not necessarily. Under tall conifers with an inland winter, moss starts again within a few seasons whatever is done. Spores are everywhere and the shade has not gone anywhere. A follow-up treatment, a zinc strip at the ridge and some limbing of the worst branches all slow it down. None of them stop it for good, and we will not tell you otherwise.
Moss from the roof ends up in our gutters. Do you clean those too?
Anything we knock loose during the job is cleared from the roof edge, lifted out of the trough and bagged before we leave. That is the part of the gutter a moss job covers.
