Walk any residential street and you will see that canopy reaching over rooftops. Shade from those trees, plus a winter of steady rain and sea air off the Strait of Georgia, is exactly what roof moss wants.

Which slopes grow moss first
Two houses side by side can look completely different from the street. The difference is usually orientation and shade. A slope that faces north, or one that sits in the shadow of a fir for most of the day, stays damp from October well into spring. Moss on that face grows into thick, spongy cushions that lift the edges of shingles and hold water against the roof deck. The south slope of the same house may only carry a thin green film.
Closer to the water, roofs often get more sky and more wind, and the moss there tends to be patchier. Up the hill, where houses sit among tall fir and cedar, needles land in the valleys and behind chimneys and give moss a damp bed to root in. When we quote, we look at each slope separately, because the north side often needs twice the work of the south.

What your roof is made of changes the job
Asphalt shingles are the most common roof here, and moss does its damage by working under the tabs and holding moisture in the granules. We scrape it off by hand, sweep the surface and treat it, as described on our asphalt shingle roofs page.
Cedar shake still turns up on some of the older and larger homes in town. Shakes are softer and split more easily, so we work slowly with the grain, clear the gaps between them so they can dry, and give you an honest read on whether the roof has years left in it.
Metal roofs collect less moss but still grow lichen and moss in the shade, mostly where needles pile up at the ridge and along the panel seams.

Use the dry summer
This part of the island gets most of its precipitation between October and April, and the summers are reliably dry. That pattern helps us. Moss lifts off cleanly in a dry spell, and a treatment applied to a dry roof has time to soak in before the rain returns. Late summer and early fall are the best months to book roof demossing here; a spring visit works too if the forecast gives us a few dry days in a row.

Removing moss buys you time, but on a shaded lot it will come back. The best defences are more light, less debris and a follow-up treatment before it gets thick again. We can fit zinc strips along the ridge, point out which overhanging limbs are doing the most harm so you can have an arborist trim them, and tell you roughly when the roof will want another look; moss treatment and prevention covers the follow-up.

Our neighbour had his roof pressure-washed. Why won't you do ours that way?
A pressure washer blasts the granules off asphalt shingles and tears the soft surface fibres out of cedar, and both of those shorten the life of the roof. It can also drive water up under the lap of each course. We take the moss off with hand scrapers and soft brushes, then apply a treatment that keeps working on the roots after we leave. When a roof needs washing it gets a low-pressure soft wash; higher pressure is only for ground-level jobs that call for it, like a concrete driveway.
How long before the moss grows back?
Moss always returns eventually, and anyone who tells you otherwise is guessing. On an open, sunny slope you may go several years before it is worth another look. On a north slope under tall fir it can creep back within two or three winters. A light treatment every year or two slows it down a great deal, and we can tell you which group your roof falls into after the first visit.
We have a cedar shake roof. Is it worth demossing, or should we be replacing it?
That depends on what the shakes look like once the moss is off. If they are still thick, lie flat and have no splits running through them, cleaning and treating can buy the roof real time. If they are thin, cupped or crumbling at the butt ends, we will tell you so before you spend money on cleaning. Our cedar shake page goes into what we look for.
Where does all the moss go once it comes off?
We bag it as we work and take it away. Moss is heavy and wet in this town for most of the year, and left on a lawn or in a flower bed it smothers whatever is under it. We also lift out the clumps that have dropped into the gutters during the job, so the roof edge is left clear.
Moss grows on our metal roof too. Is that normal?
Yes, on shaded slopes it is common. Moss and lichen will take hold on metal where needles collect and stay damp, especially around ridge caps and along the screws. It comes off more easily than it does from shingles, but the treatment still matters, because the debris that fed it will keep landing.
