A strata complex in North Nanaimo, a row of commercial units off the Island Highway, an office block downtown: these roofs are bigger than a house roof, and the job carries obligations a homeowner never thinks about. There may be eight buildings, three roof types and dozens of households below. The person booking is usually a property manager or a strata council member who has to explain the cost to everyone else. This page is about how we handle that side of roof moss removal.
Low-slope and flat roofs
Many commercial buildings and some newer strata blocks have low-slope or flat roofs finished with a torch-on or single-ply membrane, sometimes under a layer of gravel. These roofs shed water slowly by design, and in a Nanaimo winter they barely dry between rains. Moss takes hold along the edges, in the gravel and anywhere wind piles up fir needles and leaves.
The serious problem is the drains. A flat roof relies on a few drains or scuppers to take all its water away. When moss and debris mat over one of them, water ponds across the roof. Standing water adds weight, finds every weak seam in the membrane, and in a cold snap can freeze around the drain. Clearing those outlets is usually the first thing we do.
Membrane is soft compared with shingles or metal, and a scraper with a sharp edge can cut it. We use plastic tools and soft brooms, keep blades and high pressure off the surface entirely, and replace gravel we move to reach the growth underneath.

Sloped roofs on strata buildings
Most townhouse complexes are sloped asphalt, and a complex built in one phase often has every building facing the same way, so the north-facing slopes all carry heavy moss and the south slopes very little. We treat each roof the way we would a house, as described on our asphalt shingle page, but we plan the order of buildings so the work moves through the site in a sensible line.

On a house, the owner moves the car and the job starts. On a strata property we plan ahead with the manager. We agree which buildings are done on which days, we supply notice wording for residents, and we flag anything that needs moving: cars under the eaves, planters on patios, bikes on balconies. Doors and walkways stay usable while we work. Moss that falls is swept up from patios, walkways and parking stalls before we move on.
For commercial tenants the concerns are different: customer entrances, loading areas and delivery times. We plan the roof sections around them so the business can stay open.

Scheduling across a large site
A complex of several buildings rarely gets done in one visit. We work through it in the order agreed with the manager, usually starting with the shadiest roofs, and we keep the buildings we have finished tidy while we move to the next. Weather matters on a big job: moss lifts cleanly off a dry roof and smears off a wet one, so rain can push a building back a day. When that happens we tell the manager straight away, so the notices to residents can be updated.
Paperwork for the file
Managers and councils need records. Our quotes list each building and roof section separately. When the work is done, each building gets a short written note with photos of what we saw: lifted shingles, cracked membrane near a drain, a skylight with failing seals. That note helps when the council plans its roof budget.

Strata and commercial roof questions
Can you give our strata council a quote it can vote on?
Yes. We list every building, and where it helps every roof section, on its own line, with a short note on its condition. That lets the council approve the whole complex or phase the work over two budget years.
If the council wants to see the roofs with us, we can arrange a walk-round.
Do residents need to be home or move anything?
Most residents do not need to be home. We may ask that cars be moved from spaces right under the roof edge, and that patio furniture and plants be pulled in from the eaves on the day their building is done.
We give the manager notice wording that spells this out.
Water is ponding on our flat roof. Is that the moss?
Moss and needle mats over a drain are a common cause, and clearing them often solves it. Ponding can also come from a sagging deck or poor slope, which no amount of cleaning fixes.
We tell you which it looks like once the drain is clear, and suggest a roofer when the slope itself is the problem.
Can you work on a roof with gravel on it?
Yes, with care. Moss grows into the gravel ballast and around drains. We clear the growth by hand and put the gravel back where it was, because bare patches of membrane are exposed to the sun.
We manage several properties. Can you schedule them together?
Yes. Grouping nearby buildings makes the travel and set-up more efficient, and we can plan a yearly round so the roofs are checked at the same point each season.
