Ladysmith was laid out around 1900 as a coal town for miners working the pits north of it, and it grew up a hillside that faces east over Ladysmith Harbour. More than a century on, that layout still shapes where moss shows up. The houses are stacked up the slope, the big Douglas fir and western red cedar stand along the inland edge, and the harbour sends damp air up the streets through the wet months. Between October and March, most roofs in town hardly dry out at all.

We drive down from Nanaimo for Ladysmith jobs through the whole year. Most of them are hand demossing of the main roof, followed by a treatment for whatever roots stay behind in the shingle.

Morning sun, then early shade

A slope that faces east catches the first light of the day and loses it early. In December and January the sun never climbs far, and on many Ladysmith streets it disappears behind the hill and its trees well before the afternoon is out. A roof here may get a few hours of weak morning light, and that is it until the next clear day.

So the patterns here are not quite the ones you see on flat ground. On many houses the pitch facing up the hill is the worse of the two, because the slope and the trees above it block most of the direct light all winter. Moss also gathers in a band along the bottom of a roof that sits below a taller house or a row of trees. When the upper courses are clean and the lower third is green, shade from uphill is usually the reason.

The harbour keeps everything damp

Marine air rolls in off Ladysmith Harbour on cool mornings and settles over the lower streets near Transfer Beach and the waterfront. It does not have to rain for a roof to stay wet. Dew and fog are enough to keep moss growing on a roof that has had no rain for a week.

That damp also feeds the lichen and black algae streaks that show up on older shingles near the water. Lichen grips harder than moss, and scraping it off by force takes the shingle surface with it. We take off the loose growth, treat what is left, and let the weather loosen the rest over the following months.

What sits on top of a Ladysmith house

Housing here runs from early-1900s homes near downtown to newer builds higher up the hill and toward Holland Creek, and the roofing changes with it.

  • Asphalt shingle covers most houses in town, old and new. It is the most forgiving surface to clean, as long as nobody takes a pressure washer or a wire brush to it.

Ladysmith roof moss: common questions

Doesn't the salt air near the harbour keep moss down?

Not in any way you would notice. Roofs close to the water grow moss as readily as roofs up the hill, and often faster, because the marine air keeps the surface damp on mornings when an inland roof would already be dry. What slows moss is light, airflow and a clean roof surface, not distance from the sea.

Our house is over a hundred years old. Is the roof too fragile to clean?

The age of the house matters less than the age and type of the roofing on it, since most old houses here have been reroofed at least once. Before we start, we look at what is up there: how worn the shingles are, whether any are cracked or curling, and how the roof takes a person's weight. If a section is too far gone to stand on or scrape, we leave it, and we show you photos of it so you can decide what to do next.

We are selling this spring. Is it worth clearing the moss first?

Often, yes. Buyers notice a green roof from the curb, and a home inspector will usually write it up as something to deal with. Clearing it before photos go online removes that line from the report. Book it a few weeks ahead if you can, so the treatment has time to work on what the scraping leaves behind.

Is there anything I can do myself between visits?

Keep the roof clear of what moss grows in. Needles and leaf litter that pile up in valleys and along the lower courses hold water like a sponge, and a leaf blower from a safe spot or a roof rake from the ground moves most of it. Please do not climb a wet roof to scrub it, and never put a pressure washer on shingles or shakes.

Is Ladysmith too far out of Nanaimo for a single house?
